I get some version of this question almost every week.

Someone is relocating from out of state, or they've been watching the Scottsdale market for a year or two, and they come in with a $1.5M budget feeling like they're about to buy something spectacular. And the truth is — they can. But it probably looks a little different than what they had in mind.

So let me save you some time and just be straight with you.


Scottsdale Has a Different Definition of Luxury

In most cities, $1.5M buys you something genuinely impressive. A big lot, a pool, custom finishes, probably a view. In Scottsdale — specifically in the North Scottsdale corridor where most of these buyers want to be — $1M to $2M is where the luxury market starts. Not where it peaks.

The properties that show up on luxury real estate coffee table books — the Silverleaf estates, the Desert Mountain compounds, the fully custom builds with infinity pools and city light views — those start at $3M, $5M, and go well beyond that. The $1M–$2M range is a different conversation, and buyers who understand that going in are the ones who end up happiest with their purchase.

That's not a discouraging fact. It's actually a really useful one.


What You Can Realistically Expect in This Price Range

In North Scottsdale's $1M–$2M market, here's what the inventory actually looks like right now:

You're generally looking at single-family homes in the 2,500 to 4,500 square foot range. The finishes are typically high quality — granite or quartz countertops, updated primary suites, good cabinetry — but you're mostly in production luxury builder homes, not full custom construction. Think Taylor Morrison or Toll Brothers at the upper end of their game, not an architect-designed one-of-a-kind build.

Communities like McDowell Mountain Ranch, Grayhawk, Windgate Ranch, and Gainey Ranch are where a lot of this inventory lives. These are established, well-maintained neighborhoods with real community infrastructure — parks, trails, fitness facilities, some with golf. They're genuinely great places to live. But they're not guard-gated enclaves with a private clubhouse and a members-only lifestyle. That distinction matters to some buyers more than others.

Private pools? It depends. Plenty of homes in this range have them, but it's not a given — especially as you approach the lower end of this budget. Mountain views and larger lots tend to push you toward the $1.5M–$2M end of the range, not the bottom of it.


Where This Price Range Really Shines

Here's what I genuinely love about working with buyers in this segment: the lifestyle you get for $1M–$2M in North Scottsdale is hard to replicate anywhere else in the country at this price point.

You're within a few minutes of some of the best hiking in the Valley — Gateway Loop, Tom's Thumb, the McDowell Sonoran Preserve. You have access to incredible dining, easy proximity to the 101, highly rated schools, and that distinctive Scottsdale quality of life that people move here specifically for. The weather, the outdoor living, the sense that your weekends are always going to be good — that's real, and it's priced into everything here.

From a market standpoint, this is also a reasonable moment to be buying. According to Redfin, Scottsdale homes are averaging around 58 days on market right now. That's a far cry from the 2021–2022 days when homes were gone in a weekend and buyers were waiving inspections just to compete. You have time to look carefully, ask questions, and negotiate — and that matters a lot when you're spending this kind of money.


What I Tell Every Buyer Before We Start

Get clear on your two or three non-negotiables before you start touring homes. Because in the $1M–$2M range in North Scottsdale, you can almost always get the things that matter most to you — but rarely everything on your list.

If a private pool and a specific school district are the priorities, we can find that. If it's a gated community with mountain views and walkable amenities, that exists too — it just might mean being patient for the right home to come up. What gets buyers into trouble is chasing a checklist that the budget can't fully deliver, and then feeling disappointed by homes that are actually quite good.
